Lobbies, corridors and shared spaces

Common area cleaning that stops generating tenant emails

You do not need a report on the lobby. You need to stop hearing about it. Common areas are judged by every tenant, every visitor and every prospect who walks through, and they are the first thing raised when a lease is up for renewal.

Phone answered 24/7. No long contracts.

A clean apartment building lobby with elevator doors, a polished floor and mailboxes, empty of people

Sound familiar?

  • The complaints all arrive on a Monday and they are all about the same three places.
  • Different buildings are cleaned to different standards by different companies.
  • Nobody can tell you whether Tuesday happened without going to look.
  • Every site has its own invoice, its own contact and its own excuse.
  • A prospect toured the building on a bad day for the lobby.

If any of that landed, the rest of this page is about fixing it.

What we clean

  • Lobbies and entries: glass, floors, mats, seating and directory boards
  • Corridors vacuumed or mopped, walls and doors spot cleaned
  • Stairwells swept, handrails and landings cleaned
  • Elevators: floors, interior panels, tracks and call buttons
  • Shared restrooms cleaned and restocked
  • Mail and package areas, laundry rooms and shared kitchens
  • Shared amenity rooms: gym, lounge and function spaces reset
  • Trash rooms and chute areas cleaned, bins moved to schedule
  • High-touch disinfection: handles, buttons, rails, intercoms and key pads

This is the starting point, not the limit. The walkthrough is where it becomes a written scope for your building, and anything on it can be added, dropped or run on a different frequency.

What you get out of it

  • One contact for every building

Not a dispatch queue. One person who knows your portfolio, answers the phone and can tell you what happened at a site without calling you back.

  • The same standard across sites

A written scope per building, the same trained team, the same checklist. The point of using one company for six buildings is that six buildings look the same.

  • Fewer emails, which is the real deliverable

Lobbies, stairwells and shared restrooms are where complaints come from. Clean those properly and most of the traffic in your inbox stops.

  • Scale without a new contract each time

Add a building, add a service, change a frequency. No long lock-in on any of them, so a site you lose does not leave you paying for it.

Common questions

Property Management & Common Area Cleaning, answered

Can you cover more than one building?

Yes, and that is most of this work. Multiple sites run on one schedule with one contact and one invoice, or separate invoices per property if that is how your accounting works.

Can we get one invoice or one per property?

Either. Property managers billing back to owners usually want one per site with the property named; an HOA usually wants one. Tell us which and it is set up that way from the first month.

How do we know a visit happened?

Every account has a named contact who can confirm it, and for multi-site accounts we agree a simple check-in record at the walkthrough. We would rather set that up at the start than defend a missed visit later.

Do you handle trash rooms and bin moves?

Yes, including chute areas and moving bins to the curb on collection days when that is part of the scope. It is unglamorous and it is one of the most common gaps we are called in to fix.

Do you clean units between tenants?

Yes. Turnovers are a move-out clean and we quote them per unit rather than folding them into the common area contract, so you are not paying for units nobody vacated.
